The easiest identifier of a roof needing replacement is curling/missing shingles. This is bound to happen as shingles age. One of the most common reasons of a premature wear on asphalt shingles is poor attic ventilation. Hot, moist air typically rises to the attic. If your attic is well-ventilated, this is not a problem because the excess moisture will be circulated around and pushed back out of the attic. But if your attic is poorly ventilated, all of the moisture from the rising air tends to get trapped in the decking, which will cause mold to form, and shingles to curl as a result.
How long will my roof last?
That all depends on the type of roof you choose to have installed and how well it is maintained. The lifespan of your roof can range anywhere from 15 to up to 175 or more years!
There is no way to tell exactly how long any particular roof will last, due to the immense number of variables that come into play. The quality of materials and installation, the climate, the maintenance and even how close or far away from the ocean you live can change the longevity of your roof. You should inquire with your contractor about the details and extent of the manufacturer’s warranty, as well as the contractors personal guarantee for workmanship.
How often should I get my roof inspected?
A minimum of once every 10 years, however we recommend once a year.

Even if a roof is not leaking water into the finished part of your home, there could still be a leak. It is always better to fix the problem as soon as possible to save yourself time, money and home damage. This is why it is important to get your roof inspected once a year if possible.
